What is the difference between an SDA house and a regular home?

While a regular home is built for the general population, an SDA house is a highly engineered environment specifically designed to promote independence and safety for those with complex needs.

These partner-sourced homes feature extra-wide doorways and hallways for seamless wheelchair access, alongside accessible bathrooms equipped with step-free showers, reinforced walls for grab rails, and ample space for safe wheelchair-to-commode transfers.

Kitchens are typically fitted with height-adjustable benches and accessible appliances, while the entire home includes provisions for advanced Assistive Technology, such as automated doors, motorized blinds, and climate control.

Furthermore, these properties include dedicated On-site Overnight Assistance (OOA) areas, ensuring that 24/7 support staff are always available to provide high-quality care in a secure, functional setting.

Specialised Structural Requirements Mandatory For SDA Homes

Unlike a regular home, the SDA properties we source through our partnerships include specific structural provisions that are often impossible or too expensive to retrofit into a standard house:

  • Ceiling Hoist Provisions: Structural reinforcement in the ceilings to allow for the easy installation of hoists between bedrooms and bathrooms.
  • Emergency Power Back-up: Systems in place to ensure that essential medical equipment or lift systems continue to work during a power outage.
  • Uninterrupted Pathways: From the front gate to the backyard, every inch is designed to be level and navigable for mobility aids.

Understanding The Four Distinct SDA Designs

The NDIS classifies SDA into four categories based on the level of support and physical access provided.

Through our SDA Partnerships, we source properties across all four tiers to ensure a perfect match for your plan.

  1. Improved Liveability – This category is designed for people with sensory, intellectual, or cognitive impairments. The focus is on making the home easy to navigate and “predictable.”
    Enhanced luminance contrast to help those with vision impairment, clear lines of sight, and reduced sensory triggers to create a calm, safe environment.
  2. Robust – Robust housing is built for participants who may pose a risk to themselves or others, or who require a highly resilient living environment to avoid property damages.
    High-impact wall linings, secure windows and doors, and soundproofing. The design focuses on the safety of both the resident and their support staff while maintaining a welcoming, non-institutional feel.
  3. Fully Accessible – Designed for people with significant physical impairment, particularly those who use a wheelchair for most daily activities, who require hoisting from bed to wheelchair or from wheelchair to commode.
    A high level of physical access throughout the home. This includes wide hallways, “wheel-in” kitchens and bathrooms, and may have power-integrated doors to ensure the resident can move freely and independently.
  4. High Physical Support – This is the highest level of physical access. It is designed for participants who require very high levels of support, often involving specialized equipment.
    All the features of a “Fully Accessible” home, plus structural reinforcement for ceiling hoists, emergency power backup systems, and advanced Assistive Technology (such as voice-activated blinds or climate control).
